Preventive Maintenance Services

Proper Preventive Maintenance.... The Major Key to Maintaining Your Customers Comfort and Maximize Store Profits.

Pierson Refrigerations experience in the field of building maintenance has taught us that proper and timely preventive maintenance is the key to keeping your customers and staff comfortable while at the same time lowering overall operation cost.

Pierson Refrigeration operates multiple full time preventive maintenance vehicles with trained technicians, who are dedicated to no task other than preventive maintenance. Their vehicles are specially equipped with all necessary materials and tooling for this function.

Each PM technician, when arriving at your location has a PM packet with specialized tasking, and reported forms.  He performs all the tasks as listed. The forms are then reviewed with the store manager.  He makes the manager aware of any problems found, and reports the problems back to our service department manager. The Service manager puts the needed repairs into the form of a quotation and sends it to your company's representative for approval.

Our PM program differs from that of most competitors. It actually tells the efficiency the unit is currently operating.  Having clean filters, tight electrical connections, and new belts are excellent way of better efficiency and is a part of every PM.  These items carry the life of the unit to the maximum level of efficiency and reliability.

How do we prevent problems?

As part of our regular PM program the coils are cleaned, the drain pans are treated with an algaecide to prevent algae growth.  The entire unit is inspected and tested using our comprehensive tasking reports.  The filters and belts are changed.  The duct is inspected for dirt and, the return air discharge grills are cleaned yearly.  The outdoor cabinets are maintained, painted when needed, the units are also labeled with a unit number, photographed, and equipment data sheets are completed, and sent to your office.

How often are these done?

Pierson Refrigeration recommends these services to occur every three months.  However, we can customize the program to any length, and what services are completed at the time of the scheduled preventive maintenance by you or your company standards.  This brings piece of mind to you and your customers knowing that the heat and air conditioning is there and ready when it is needed.

 

Service Contracts

Pierson Refrigeration offers full service contracts to its multi-location customers.  The contract covers PM'S as required by the customer.  All parts, labor, travel, and any other expenses needed to maintain your current HVAC equipment.  It can even include up to ten percent replacement of existing units per year on a long term contract.  The price is based on the amount of store on the contract, and the square footage of the space on each location.  It's a great tool for fixing maintenance costs.

Cost Tracking and Analysis

During the initial preventive maintenance inspection at each store, each piece of equipment is documented by model and serial number, assigned a unit number, photographed, and appraised with the current value according to its size, age, and condition.  This data is then entered into our service department computer database.  When a repair meets or exceeds the current assigned value of the equipment, then the repair is quoted along with the replacement cost and current assessed value so that you can decide how to better spend your money.  At the end of the calendar year, you will receive a detailed report of the total of repair cost for the year, by the store, and by the units in each store.   This is valuable information in determining repair/replacement cost budgets for the following year.
